  • Do I need a survey?

Yes, buying a property is one of the most expensive purchases you will make. Risk identification is key to our service. Knowing about issues before purchase allows you to address them whether that's doing nothing, renegotiating the purchase price, or even in some cases choosing a different property.

  •  How much does a survey cost?

Oswald Scott offers competitive fees and excellent value, with all instructions handled by an experienced local Surveyor. While lower fees from other surveyors or lenders might be tempting, this can be a false economy, quality matters. Be cautious of significantly cheaper services, as they may involve unqualified surveyors and/or shortcuts.

  •  Is Oswald Scott RICS registered?

Yes, Oswald Scott is an officially Regulated Firm with the RICS and our Surveyors are RICS members and are also Registered Valuers.

  • How quickly will I get my report?

We email the report directly to you and we aim for you to receive your report within 3 - 5 working days of the properties inspection depending on the report requested.

  • Should I get a Home Survey Level 2 or Level 3?

A Home Survey Level 2 focuses on evaluating the overall condition of the main elements of a property and is particularly suited to a wide range of conventionally built homes.

A Home Survey Level 3 is more thorough and detailed than the others and will address matters such as the materials used for each part of the building, defects and remedial options and is aimed at pre-1880 properties.

The best option is to call us and we can assess what option would be best for you based on the property you are looking to purchase while speaking to a Qualified Surveyor.

  • How is a Home Survey Level 2 Plus report different from a standard Level 2 Survey?

The Level 2 Plus Survey strikes the perfect balance between detail and accessibility. A Level 2 Plus survey offers a more detailed inspection than a standard Level 2 survey, covering major structural aspects and significant defects, with advice on repairs, maintenance, and potential consequences of inaction.

It also includes a follow-up call to discuss the report and recommendations for further investigations if needed. While more comprehensive than Level 2, it remains less detailed than a Level 3 survey.

 

  •  Do you test the electrical / gas & heating installations?

No - we are not qualified electricians or heating engineers and therefore do not test the services. We will carry out a visual inspection and advise you to have them tested by the appropriate specialists when applicable.

  • Is a Valuation included with a Home Survey?

Yes, the RICS Home Surveys can all include a Market Valuation should you wish for this to be the case. We can quote for a report without a valuation, if one is not required. Our Surveyors are RICS Registered Valuers.

  • How long does a property survey inspection take?

The duration of the inspection significantly varies depending on the property size and survey type, but most inspections typically take between 2.5 - 4.5 hours.
