RICS Home Surveys
Why get a Home Survey ?
Choosing to have a detailed Home Survey is a crucial step in the property buying process. While a Mortgage Valuation assesses the property's value, a comprehensive survey by a RICS-qualified surveyor provides peace of mind and a clear understanding of the property's condition. It identifies any potential issues and helps you plan for necessary repairs or maintenance.
It is also common for Mortgage Valuations to be completed with a desktop valuation or drive-by valuation without the surveyor even entering the property.
We recommend pairing a detailed survey with your Mortgage Valuation to ensure you have a complete picture of the property and can make an informed decision with confidence about the property's condition including any issues that may exist.
Sometimes its difficult to know which is the right Home Survey for you. To help make this decision you can contact Oswald Scott here or alternatively you can take a look at this information provided by the RICS which will guide you through the decision making process.

Level 2 & Level 2 Plus
Classified by the Royal Institution of Chartered Surveyors (RICS), it is recommended for properties of conventional construction that are in a reasonable state of repair, offering a cost-effective way to understand the property's general condition.
This service is ideal for clients seeking a professional assessment at a competitive price. It focuses on evaluating the overall condition of the main elements of a property and is particularly suited to a wide range of conventionally built homes.

Level 2 inc. Valuation
The Survey & Valuation option, in addition to the RICS Home Survey Level 2 features, provides a surveyor’s professional opinion on the property's “Market Value”. This option is particularly helpful if you want to assess whether the purchase price is a fair reflection of the properties overall condition.
It also includes an insurance reinstatement figure and highlights factors that could impact the property's value, offering a more comprehensive understanding of your potential investment.
RICS Home Survey
Level 3
This level of service, formerly known as a Building Survey, is for clients who are seeking a professional opinion based on a report that will provide detailed information about the structure and photographs will be included. This level of service will suit any domestic residential property in any condition, but is aimed at pre 1880 properties.
A level three survey is more thorough and detailed than the others and will address matters such as the materials used for each part of the building, defects and remedial options as well as issues related to the future maintenance of the property.
